Your water softener works hard to protect your home from Central Florida’s notoriously hard water. But like any appliance, it needs regular maintenance to perform at its best. The good news? Most water softener maintenance is simple enough to do yourself.

Here are five essential maintenance tasks every Florida homeowner should know.

1. Check and Refill Salt Regularly

The most important maintenance task is keeping your brine tank filled with salt. Your softener uses salt to regenerate the resin beads that remove hard minerals from your water.

How often to check: At least once a month

What to look for:

  • Salt level should be at least 3-4 inches above the water line
  • Salt should be dry and loose, not clumped or bridged
  • Use high-quality water softener salt (pellets or crystals)

Pro tip: Set a monthly reminder on your phone to check your salt levels. Running out of salt means your softener can’t do its job, and hard water will start flowing through your home.

2. Watch for Salt Bridges

A salt bridge is a hard crust that forms in the brine tank, creating a gap between the salt and water. When this happens, the salt can’t dissolve properly, and your system won’t regenerate effectively.

Signs of a salt bridge:

  • Soft water quality seems to have decreased
  • Salt level never seems to go down
  • You can see a gap between salt and water when you look closely

How to fix it: Use a broom handle or similar tool to carefully break up the crust. Be gentle to avoid damaging the tank. If bridges happen frequently, try using a higher-quality salt.

3. Clean the Brine Tank Annually

Over time, impurities from salt can accumulate at the bottom of your brine tank. An annual cleaning keeps your system running efficiently.

How to clean your brine tank:

  1. Wait until salt level is low (less is easier to remove)
  2. Scoop out remaining salt
  3. Remove any sludge or residue from the bottom
  4. Rinse with clean water (no soap needed)
  5. Refill with fresh salt

Best time to clean: Schedule this during cooler months when you’re using less water, so any interruption to your soft water is minimal.

4. Inspect the Resin Tank

The resin tank contains the beads that actually soften your water. While these beads typically last 10-15 years, they can become fouled by iron, sediment, or other contaminants.

Signs your resin may need attention:

  • Water doesn’t feel as soft as usual
  • You notice a decline in water pressure
  • System seems to be using more salt than normal

What you can do: Use a resin cleaner product designed for water softeners. Follow the manufacturer’s instructions. Typically you add it to the brine tank before a regeneration cycle.

When to call a professional: If cleaning doesn’t help, or if your system is more than 10 years old, the resin may need professional inspection or replacement.

5. Check Your Settings

Florida’s water hardness can vary by location and even by season. Make sure your softener’s hardness setting matches your actual water conditions.

When to check:

  • After any major plumbing work
  • If you notice changes in water quality
  • At least once a year during your annual checkup
